How does the collaboration work?
An executive committee, consisting of the client, architect, planner, and operator, jointly develops an IPD contract. Instead of a traditional work contract with a performance agreement, all participating companies sign a type of conduct contract. This defines, among other things, common goals, values, and metrics. Margins and risks are the same for everyone and are disclosed.
How does the project process change?
The companies involved are integrated into the project from the very beginning and plan, discuss, and modify the project directly on the BIM platform during the planning phase. This eliminates the need for major redesigns and optimizations during the transition from planning to execution.Improvements are discussed during this phase to avoid any further changes during the construction phase.
The result is a shared plan, the digital building twin, which contains all the information (structural design, building services, electrical, etc.).
All parties have the same level of knowledge, mutually review their work, and enter the construction phase well-prepared. During construction, the trades communicate directly with each other, and work can also be carried out in parallel.
